EPC Certificates for Existing Dwellings

All rental and sales properties must have a current EPC certificate in place, either before the tenant moves in or before a sale can commence. The EPC was first introduced in 2008 by the Government.  As a qualified DEA, we are able to carry out these inspections on all existing dwellings.  A certificate lasts for 10 years, it is held on a government website for all to view, merely search using your post code. New certificates can be issued on a property if it has been updated or improved in any way.  During the appointment we gather the necessary evidence, these findings are added to the RdSAP software, which then works out the energy efficiency of your property, it also includes recommendations for improvements, if required. In these times of high electric and gas prices, it is useful to understand all aspects of your house or apartment so always check the EPC on any properties you may be contemplating on buying.  

Inventory Reports

The inventory report is a report prepared prior to the tenancy commencement.  It is a benchmark of the condition and cleanliness of a property.  Our reports give a written details and description of the property, backed up with photographic evidence. It also includes meter readings, stop cock location, all appliances and the testing of all smoke and carbon monoxide alarms.

Landlords and Estate agents can rest assured that this report will form the basis for comparison when checking out their tenants.  It will help to prevent and resolve any areas of dispute. 

All reports are prepared and stored digitally, tenant signing is an option, if required.

Checkout Reports

The check out report is carried out as soon as possible following the end of a tenancy.  All areas of the property will be inspected for cleanliness, damage, maintenance and missing.  A digital report is compiled along side the original inventory report, the assessor will clearly describe and photograph any defects.  If the original inventory was not carried out by Checkers Property Services, we conduct the same report but cross reference with the inventory.

This is an extremely thorough report, it will help support and defend any dispute the Landlord or Estate Agents may have with the former tenants if available.

Mid-Term Inspections

The mid-tenancy report is usually carried out every 6 months, during an ongoing tenancy.  The appointment will be prearranged with tenant/s, who are usually present.  It is an opportunity to visit the property and inspect its ‘well-being’.  It allows the clerk to look at items for maintenance or replacement, evidence of damp/water leaks, condition of gutters, roof, doors and windows and all external and internal areas relating to the property.   All smoke and carbon monoxide alarms are tested.  It is also a great opportunity to see how the tenant is getting on.

The report will include a full photographic insight into the property, externally and internally.  It will include additional photos of all defects, with written description, each smoke/carbon monoxide alarms and any other items that the clerk has reason to be concerned about.

Snagging Reports

The Snagging report can be carried out on New Builds or Refurbished Property, prior to the near completion of works by the Developers or Builders.  It gives the purchaser/owner an independent assessment of their new property.  The report will include photographs of all areas.  Each room is thoroughly checked for – defects and imperfections, all items are described and photographed to form the basis of this report.  All appliances, sanitary ware, handles, locks, fixed lights are tested to make sure that they are in good working order prior to the completion of works.

PAT Testing

PAT Testing – is the examination of portable electrical equipment and appliances to ensure they are safe to use in a residential rental property and a working/commercial environment. It is the Landlords’ and Employers’ responsibility, by law, to provide electrical appliances that are safe to use at all times, protecting themselves from any claims or damages as a result of unsafe electrical equipment.  It is advised that this testing should be carried out on an annual basis.
